Rental Policy
A month is based on four weeks. Weekly reservations begin on Saturdays. Rates are subject to change without notice.
Deposit and Cancellation Policy - For refund of deposit, cancellations must be made 30 days prior to arrival for weekly reservations and 60 days prior to arrival for monthly vacation rentals. Prepayments are forfeited if cancellations are made after that time. There is a $25.00 non-refundable administration fee for all confirmed reservations and a $50.00 non-refundable administration fee for a cancellation.
Damage Deposit: You have two options.
OPTION 1: You can pay Ocean Village Realty a $300.00 refundable damage deposit to be paid by check or cash ONLY and is due upon your arrival. This deposit will be refunded 15 days after inspection of the unit when you depart. Any damages to the unit will result in the loss of the $300.00 damage deposit. Guests are also responsible for any and all damages exceeding $300.00.
OPTION 2: To avoid paying the deposit, Ocean Village Realty offers a non-refundable property damage insurance. This waiver insures the guest for up to $1000.00 worth of reported damages and can be purchased for $43.60. If you have chosen to go with the non-refundable damage waiver any damages must be REPORTED to the rental office or your credit card will be charged for the damages incurred.
Damage Deposits do not convert to rental payment and will be returned 15 days from departure if the unit passes inspection.
Arrival - Check-in time is 3-5 pm. Check-out time before 10:30 am. Check-ins will be at the office indicated with your confirmation information. You must arrive before our office closes. We may be able to handle late arrivals, but only with advance notification. You must call us during office hours to make arrangements.
Office hours are Monday - Friday 9:00 am - 5:00 pm, open Saturdays June and July. We are closed Sundays and most federal holidays.
Tax - State sales tax and county bed taxes are mandated by these agencies and are subject to change without notice. You will be charged current tax percentages on your rental at check-in time. The rate is currently 9% (6% state tax and 4% county bed tax).
Cleaning Fees - Standard cleaning fees may be subject to additional charges depending on the condition the unit is left in. Current standard cleaning fees for vacation rentals are as follows:
- All One Bedrooms $65.00
- Two Bedrooms $80.00
- Two Bedrooms at "Sea Place" $85.00
- Deluxe Units at "Sea Place" $95.00
- Most Three Bedrooms $95.00
These rates do not include the state sales tax. Rates are set by our cleaning vendors and therefore are subject to change without notice.
Pet, Parking and Vehicle policy - Sorry, pets are not allowed in the rental units at any time. There is a maximum of two parking spaces per unit. No boats, jet skis, trailers or RV's may be parked on the property.
